  1. How do I sign up for Terva?
    We're so excited that you want to use Terva! You can sign up for your free account by clicking the 'MY ACCOUNT' button in the top right-hand corner of the screen.
  2. How much does it cost to use Terva?
    Terva Free is free and suitable for those interested in occasional use of Terva for browsing upcoming farmland sales information. Terva Standard and Terva Enterprise are paid subscriptions that offer access to comparable farmland sales and advanced search tools, which is suitable for professionals who look at land and land prices on a regular basis.
  3. Can I try before I buy?
    Absolutely! Sign up for a free account to try the basic version at any time. To receive a 14-day free trial, contact us at howdy@terva.ag.
  4. Can I change my subscription later?
    Absolutely! You can always change your subscription by logging in and selecting the 'My Account' option in the top right-hand corner of the screen.

Data sources & availability

  1. Where does Terva get information about land that is sold?
    Terva sources land transaction records directly from county assessor and recorder offices.
  2. Is the data on Terva available for all geographies?
    Terva is currently only available in Iowa. Farmland sale records will be available for more regions of the U.S. soon.
  3. Is there a limit to the number of searches I can perform?
    Nope. Search as much as you'd like!
  4. How do I download a spreadsheet of farmland sales data?
    A spreadsheet of sales data can be downloaded after an advanced search query is conducted. Simply change the parameters on the Advanced Search Bar and an 'Export Spreadsheet' button will be displayed in the upper left-hand corner of the map.
  5. Can I download a PDF for an individual sale record?
    This is one of our most frequently-requested features. It is not currently available, but will be soon.
  6. Where does Terva get information about land that is for sale?
    Terva sources active listing and upcoming auction records directly from farmland broker websites. We compile this information directly from more 250+ broker sites across Iowa.
  7. I don't see a sale record for a certain field. Why?
    The Terva team is constantly improving the methods by which we collect sale records. If you discover a missing record, please inform us at howdy@terva.ag and we will work with you to remedy the issue as quickly as possible.
  8. How frequently is the sales data updated?
    Active listings and upcoming auction records are updated weekly. Public auction results are updated within 24 hours of the auction. Past sale transactions are updated bi-monthly.
  9. Where does Terva source its soils information from?
    Soil information is updated annually using the SSURGO database as collected by the National Cooperative Soil Survey.
  10. What do the colors on the soil map represent?
    To quickly provide you with a snapshot of the soil, we use a divergent scale (green-yellow-red) to provide a contrast of colors that correlate with the CSR2 scale. For example: The more green the soil is, the higher the CSR2 value. Alternatively, the more red the soil is, the lower the CSR2 value.

Posting land for sale or rent

  1. How do I post my land for rent?
    Posting your land for or rent is easy to get started. Simply select 'RENT' in the top bar and follow the prompts. After completing your post request, it will be will be validated and approved by a Terva representative. You can expect your post to go live within 24-48 hours after submission.
  2. What kind of data does Terva provide for my farmland post?
    With Terva's robust datasets, the following information will be automatically generated and added to your report: - Soil map - Satellite imagery - CSR2 value - Tillable acres
  3. I'm a farmland broker. Does it cost for me to post my land on Terva?
    Posting land for sale or rent is free for farmland brokers and agents. Contact us today at howdy@terva.ag to upload your posts!
  4. How do I edit my farmland post?
    To edit your post, contact a Terva representative at howdy@terva.ag.
  5. What does it cost to post my land for sale or rent?
    To post your land for rent is absolutely free! The cost to post your land for sale depends on your decision to either work with a real estate agent or to sell it yourself. Self-marketing packages range from $300-$3,500.
  6. How do I post my land for sale?
    1. Select 'SELL' in the top bar to request your FREE land valuation report. 2. After reviewing your report, choose to connect with a real estate agent, a farmland investor or choose to list your land yourself. 3. Verify your farmland post information and start generating interest from potential buyers.
